HOUSE RULES
π‘ House Rules
~ No parties, events, or schoolies
~ Maximum occupancy: 4 guests
~ Registered guests only β no additional visitors staying overnight
~ No subletting or additional accommodation (e.g. tents, vans, caravans)
π Parking
~ Parking is available in the driveway and double garage
~ All vehicles must remain within the property boundary
~ No parking on the street or nature strip
~ Boats, trailers, and RVs are not permitted
π Check-In / Check-Out
~ Check-in: After 3:00 pm
~ Check-out: By 11:00 am (your door code will expire at this time)
~ Refer to the check-out instructions provided in your guest guide
π On Arrival
~ Please do a quick walkthrough when you arrive
~ If anything is damaged or appears unclean, let us know straight away to avoid being held responsible
β¨ Cleaning & Care
~ A cleaning fee covers professional clean before and after your stay
~ Place all rubbish in bins provided and put bins out on Monday night for Tuesday collection
π§Ό BBQ Use
~ You're welcome to use the Weber BBQ β just give it a clean after use
~ A $150 fee may apply if additional cleaning is required
πΏ Wildlife & Nature
~ The property is surrounded by native bushland
~ Occasional visits from insects or wildlife are part of the setting β weβre not liable for encounters with animals in their natural habitat
π Smoking & Pets
~ No smoking indoors
~ No pets allowed. Please note this is not a pet-friendly property as some plants on-site are toxic to animals
πΊ Tech & Streaming
~ Unlimited high-speed WiFi is provided
~ If you log into your personal streaming accounts (e.g. Netflix), please log out before checking out
π Quiet Hours & Neighbour Respect
~ Quiet hours: 11:00 pm β 7:00 am (Mornington Peninsula local laws)
~ Please be mindful of neighbours, especially when using the outdoor deck
~ Be respectful of the surrounding community and avoid any excessive noise or disruptions
π οΈ Maintenance & Damages
~ Let us know immediately if anything gets broken or stained β even small items like glasses or plates
~ This helps us maintain inventory and ensure everythingβs ready for the next guests
π Safety & Security
~ Keep doors locked when youβre not at the house
~ A security camera is positioned outside, facing the front entrance for guest safety
~ While we take all reasonable precautions, we are not responsible for lost or stolen items
LOCAL LAWS AND CODE OF CONDUCT
You and your guests must be considerate of our neighbours and their right to the quiet enjoyment of their home and property. Be friendly, courteous, and treat them as you want to be treated. If excessive noise or disturbances occur, resulting in notification by police or neighbours, you will forfeit your deposit and be evicted with no refund. A copy of the Mornington Peninsula Code of Conduct is displayed at the property.
Security
The doors of the premises shall be kept locked at all times. Please contact the owner immediately if the locks are not operating properly. The owner is not liable or responsible in any way for loss or damage to articles or property belonging to you or your guests.
Please be aware that we have external security camera looking towards the entrance gates.
Cancellations & Refunds
Cancellations at least 5 days prior to check-in will be refunded 100% minus credit card processing fee. Any cancellations less than 5 days prior to check-in there will be no refund given. There are no Refunds for late check-in, early departures, or reduction of nights reserved after check-in.
